The cannabis-focused REIT surged 10.7% after reporting progress resolving seven tenant defaults, with two (PharmaCann, Gold Flora) making payments and a third’s property nearing reletting. Despite a 13% revenue drop to $66.7M and 22% GAAP net income decline, the company beat analyst estimates for both revenue and earnings per share. The firm’s adjusted funds from operations (AFFO), a key REIT profitability metric, fell 16% to $53.3M but still exceeded expectations amid industry-wide cannabis sector struggles. While diversifying into life sciences, Innovative remains heavily exposed to cannabis, a volatile sector, though its 16.46% dividend yield continues attracting income-focused investors. Investors cheered management’s handling of defaults, viewing the resolutions as a sign of operational resilience despite broader cannabis market instability.

Some big legal headaches are easing for the marijuana REIT.Innovative Industrial Properties (IIPR +10.70%), a company that mainly leases properties to marijuana companies, published its latest set of financial results after market close Monday. The market's reaction the following trading session was unambiguously positive, and the specialized real estate investment trust's (REIT) shares gained nearly 11%. Pot positivity In its fourth quarter, Innovative's revenue came in at $66.7 million, down 13% year over year. Net income under generally accepted accounting principles (GAAP) also declined, by 22% to $30.7 million ($1.06 per share). The company's non-GAAP (adjusted) funds from operations (AFFO, considered the most accurate measure of profitability for REITs) decreased 16% to $53.3 million. Image source: Getty Images. Despite the slides, Innovative beat the consensus analyst estimates for both revenue and profitability. Analysts tracking the stock were modeling revenue of just under $65.8 million and GAAP net income of $0.99 per share. Although Innovative has been diversifying its operations lately by expanding into life sciences, it remains primarily a landlord to cannabis companies. That sector as a whole is struggling and, starting in late 2024, Innovative had to cope with defaults by seven tenants. In its earnings release, however, it detailed payments received from two of them (PharmaCann and Gold Flora), and said that it is moving forward with leasing much of the property occupied by a third. The remaining four have been settled by various means. I think the update about the defaults was the main driver of investor bullishness following the earnings release. A situation with multiple tenant defaults is the bad dream of every REIT, but Innovative seems to be managing it assertively and effectively. The company also pays out a dividend that yields more than 16%. The stock is a risky play given the wobbly nature of the weed industry, but clever management and diversification should carry the day with Innovative.Read NextFeb 10, 2026 •By Keith SpeightsMeet the 15.7% Yield Dividend Stock That Could Soar in 2026Apr 4, 2025 •By Eric VolkmanWhy Shares of Innovative Industrial Properties Sank This WeekMar 20, 2025 •By Prosper Junior BakinyBetter Beaten-Down Dividend Stock to Buy: Innovative Industrial Properties or Medical Properties Trust?Feb 22, 2025 •By Eric VolkmanThis Marijuana Stock Just Shocked Its Investors With a Huge Piece of Good NewsFeb 2, 2025 •By Eric VolkmanIf You'd Invested $5,000 in Innovative Industrial Properties Stock in 2018, Here's How Much You'd Have TodayJan 30, 2025 •By Prosper Junior BakinyIs This Company's Monster 11% Dividend Yield Safe?About the AuthorEric Volkman is a contributing Motley Fool finance and stock market analyst.
